    JOB SUMMARY

    The J.R. Heald Builders, LLC Project Manager is responsible for oversight and execution of projects in production for the company. The Project Manager is a member of the J.R. Heald Builders, LLC Management Team and serves as the direct manager to the Site Supervisors. Ideally the individual who fills this role would grow into a Production Manager with Project Managers reporting to the role. He or she works closely alongside the Sales Team and Business Operations Manager and is under the supervision of the Owner. This role will be a hybrid of time spent in the field as well as time spent in the office, and the split will vary based on the work at hand.

    DUTIES & RESPONSIBILITIES

    • Ensure compliance with all company rules, regulations, policies, and agreements within the field.
    • Review projects in pre-construction, including assisting with project estimates where necessary and helping identify production or investment concerns before contracts are signed.
    • Collaborate with the Business Operations Manager (BOM) and Owner to monitor and perform Job Costing analysis for all jobs and regularly report out on project cost updates.
    • Assist the Owner with running weekly production meetings to ensure efficient and successful planning and progress of all jobs, and to communicate changes to project plans and scope to ensure timely processing of Change Orders.
    • Attend staff meetings and articulate to the team where production currently stands and what the needs are from that division. Additional meetings may be required to meet business needs.
    • Follow-up daily on any notifications made to the office, subcontractor, or the client to make sure any issues have been properly addressed.
    • Assist with updating current systems and procedures to prevent recurrence of problem(s) by conducting ‘Projects in Review’ and providing input to leadership on non-field related activities.
    • Evaluate field staff and subcontractors and provide feedback on successes, challenges, and failures. Work with Site Supervisor(s) and Production Manager or Owner to address situations needing either praise or disciplinary action and document accordingly.
    • Assist with performance evaluations and growth plans of Site Supervisors and field staff.
    • Work with Site Supervisors to manage skills development and training of all field staff.
    • Manage all field crew and subcontractor scheduling to ensure they are properly prepared for the project and the work is completed in a timely manner.
    • Anticipate upcoming labor needs based on reports from the Site Supervisor and job progress, communicate needs to leadership, and continuously identify any additional money and time required for additional work requested by the client.
    • Regular jobsite visits to inspect the progress of the work and ensure compliance with company standards on quality, safety, and cleanliness, and to provide support to Site Supervisors.
    • Organize and order all elements of each project (including appropriate permits), communicate and document milestones to clients, subcontractors and suppliers. Communicate with the Project Coordinator to ensure all selections are final as projects progress.
    • Attend Project Kick-Off meetings with clients and other team members.
    • Submit receipts, bills and invoices per company process for accurate Accounts Payable data entry.
    • Approach the work with process improvement in mind and communicate suggestions to leadership/field when appropriate.

    QUALIFICATIONS FOR THIS POSITION:

    • General knowledge of the industry and building process and/or experience in the industry is preferred but not required
    • Strong organizational skills with experience managing other people and delegating responsibilities.
    • Ability to establish, lead, and maintain cooperative and productive work relationships with other employees, clients, trade contractors, suppliers, inspectors, and others with a team-oriented mindset.
    • Adept at anticipating problems and solving problems timely and effectively in a calm and logical manner.
    • Excellent time management/prioritization skills and interpersonal communication skills.
    • Adept at maintaining job costs, working within time and money constraints, and being accountable to staying within budgets while maintaining records for multiple projects.
    • Has initiative and humility to learn new information and methods and pursue continuous improvement.
    • Valid driver’s license, an excellent driving record, and a reliable personal vehicle are required.
    • Own and/or able to use a cell phone with text, web browsing, and camera capabilities.
    • Computer literate in general word processing and spreadsheets, with ability to pick up new programs and applications quickly.
